Oklahoma Landlord/Tenant laws- can they do this?

I was thinking about moving into this duplex, but the contract is horrible! And I'm wondering if it's legal in the state of Oklahoma to make these regulations within a rental contract- Rule #1- States that if "tenant is vacant from the home for 10 days they have the right to re-rent the premisses." This mean no vacations...how is this possible!? I thought a landlord must give you a 30-day notice? Rule #2-"tenant is resposible for repainting the house before vacancy"...last time I checked it was the LANDLORDS job to do that! ALSO- how often must they replace the carpet in the homes? This duplex still has carpet in it from 1976. Rediculous! Thanks in advance for the replies!
